About Us:

Leisure Village West is a gated active adult condominium association consisting of 2692, single story attached units with approximately 3800 residents located on 825 fenced-in acres, 25 miles of roads and 60 miles of sidewalks in Manchester Township, New Jersey. Licensed security guards 24 hours a day, 365 days per year

Leisure Village West was constructed in four phases by Leisure Technology, Inc., beginning in 1972.  Control of the Association was turned over to homeowners in May 1987.


The Leisure Village West Association is self-managed, governed by an elected Board of Trustees.  Members of the Board of Trustees are elected by the Association unit owners at an election held in August as required by our Governing Documents.  The Board of Trustees consists of seven members, Trustees are normally elected for a three year term of office.

Ownership / Residency:

Ownership is Fee Simple, Master Deed limited to two units with investment ownership some rental restrictions may apply.  A unit may not be offered for rent or rented by any unit owner until and unless the owner shall have personally occupied the unit for at least two (2) years following the date of acquisition of title. Residency in compliance with Federal law mandates that at least one occupant is 55 years old or older and no one under the age of 19 may reside in our community.

Common Areas:

The Association is completely self-managed and oversees the community and recreation facilities as well as the common elements of the Association.  Year round staff consists of management, clerical, recreational, maintenance service and grounds department.   Providing 24 hour coverage for emergency repairs and the grounds staff take the utmost pride in the landscaping in the village.

The Association is responsible for the maintenance and repair of the exterior surfaces of the buildings and exterior of units such as exterior doors, weather-stripping, garage doors, fences, gutter repairs, roof and siding repairs, GE appliances, plumbing, electrical.  Anyone wishing to make any addition, modification or change to the unit or landscape plantings or patios must receive written approval from the Architectural Committee as specified in the Bylaws.  Window air conditioners are prohibited.


There is one parking spot for each unit.  The Association prohibits overnight parking on the street between the hours of 2:00 am and 6:00 am.  Residents are required to park in their garage and driveway.  Recreational vehicles are parked in an assigned parking space, if available, and coordinated with the Association office.  No commercial vehicle parking is allowed overnight in the village.


Leisure Village West is pet friendly with an amenity of a dog park on property, but we do have a few rules to follow. Pets must be on a leash at all times as provided in the Association’s rules and regulations and in accordance with Manchester Township ordinances.  Homeowners are responsible for any damage to the common areas or buildings caused by their pets.  Homeowners are required to immediately clean up after their pets.

Recreational Amenities:

For relaxation and enjoyment, Willow Hall, Club Encore and Leisure Fair are the three  recreation facilities within Leisure Village West which provide such activities as bingo, swimming, billiards, bocce, tennis, shuffleboard, ceramics and woodworking, just to name a few.  Additional recreation amenities include two nine-hole golf courses which are open twelve months a year, as well as a fully equipped greenhouse.  With over 50 clubs, there is something for everyone.  Residents who are restless can take bus trips to New York and Philadelphia or take a cruise around the world.  For those wanting entertainment, the in-house television studio broadcasts events daily.  Also, there are stage plays performed by our very own residents.  Concerts and master artists perform occasionally in our auditorium.


The Association maintains a blanket master policy, which covers the structures and liability for the common areas.  Homeowners are responsible for obtaining their own HO-6 Condominium Tenant’s betterment’s, property and liability insurance.

Maintenance General:

All monthly maintenance fees are due the first of each month.  The maintenance fees provide for house maintenance, Verizon’s “Preferred HD” TV service, lawn care, snowplowing, trash removal, common area lighting and irrigation, maintenance of the recreation facilities, and replacement reserve funds designated for certain future expenses such as roof replacement, painting and roads.  The monthly maintenance does not include utilities such as water and sewer, lighting or gas for the homes.  Coupon books are mailed to each unit owner by mid-September.  There is a $1,700 administrative Transfer Fee when complete change of occupancy takes place within a unit. i.e. resale or lease agreement.
