About Us
Leisure Village West is a gated active adult condominium association consisting of 2692 single-story attached units with approximately 3800 residents located on 825 fenced-in acres, 25 miles of roads, and 60 miles of sidewalks in Manchester Township, New Jersey. Licensed security guards 24 hours a day, 365 days per year.
Leisure Village West was constructed in four phases by Leisure Technology, Inc., beginning in 1972. Control of the Association was turned over to homeowners in May 1987.

Common Areas
The Association is completely self-managed and oversees the community and recreation facilities as well as the common elements of the Association. The year-round staff consists of management, clerical, recreational, maintenance service, and grounds department. Providing 24-hour coverage for emergency repairs, the grounds staff take the utmost pride in the landscaping in the Village.

Parking
There is one parking spot for each unit. The Association prohibits overnight parking on the street between the hours of 2:00 a.m. and 6:00 a.m. Residents are required to park in their garage and driveway.
Recreational vehicles are parked in an assigned parking space, if available, and coordinated with the Association office. No commercial vehicle parking is allowed overnight in the Village.
Recreational Amenities
For relaxation and enjoyment, Willow Hall, Club Encore, and Leisure Fair are the three recreation facilities within Leisure Village West, which provide such activities as Bingo, swimming, Billiards, Bocce, Tennis, Shuffleboard, ceramics, and woodworking, to name a few. Additional recreation amenities include two nine-hole golf courses which are open twelve months a year, as well as a fully equipped greenhouse. With over 50 clubs, there is something for everyone.
Restless residents can take bus trips to New York and Philadelphia or take a cruise around the world. For those wanting entertainment, the in-house television studio broadcasts events daily. Also, there are stage plays performed by our very own residents. Concerts and master artists perform occasionally in our auditorium.
Insurance
The Association maintains a master policy to insure the common elements and all buildings and equipment owned by the Association. All Unit Owners shall obtain and maintain an “H06” condominium insurance policy with sufficient coverage to insure the full value of their Unit, including any upgrades thereto, the Association’s insurance deductible, and it is recommended that the policy provide sufficient coverage for all personal property stored within the Unit.
In addition, Unit Owners who rent their Units shall, as part of the lease agreement, require the tenant(s) to obtain and maintain an “H04” renter’s insurance policy with at least $300,000 in liability coverage
Maintenance General
All monthly maintenance fees are due on the first of each month. The maintenance fees provide for house maintenance, Verizon’s “Preferred HD” TV service, lawn care, snowplowing, trash removal, common area lighting and irrigation, maintenance of the recreation facilities, and replacement reserve funds designated for certain future expenses, such as roof replacement, painting, and roads. The monthly maintenance does not include utilities such as water and sewer, lighting, or gas for the homes. Coupon books are mailed to each unit owner by mid-September. There is a $2,300 Administrative Transfer Fee when a complete change of occupancy takes place within a unit, i.e. resale or lease agreement.
