Clarification on Chargeable Items Maintenance

Good morning,

We want to clarify a few items regarding the Chargeable Items List, which has generated some questions. The list does not indicate items no longer covered by the Maintenance Department. Instead, it has been in effect for many years and provides services to homeowners outside the covered items. It still allows Homeowners the option to have the Maintenance Department perform certain services instead of hiring an outside contractor. The pricing has been updated after many years to better reflect more current costs.

**Garage Door Safety Cables:** These cables are distinct from Garage Door Springs, which the Maintenance Department covers. Safety cables run through the Garage Door Springs. If your garage door already has existing cables, there will be no charge to replace them. This fee applies only to requests for newly added safety cables for garage doors that do not currently have them.

**Single and Double Pole Thermostats:** The Maintenance Department will continue to replace non-functioning thermostats at no charge. This chargeable item applies to homeowners wishing to install new or upgraded thermostats.

**Bathroom Exhaust Fans:** The Maintenance Department will attempt to repair any existing exhaust fans. However, if the fixture needs to be replaced, it will then be considered a chargeable item.
